A full-floor tenant improvement for a private-equity firm — exposed concrete ceilings, walnut millwork, a partner suite with sound-rated glass pivots, and a client boardroom designed to win deals.
The Challenge
The base building's mechanical infrastructure was routed through the exact ceiling zone the design required to remain open. A compressed 9-month construction window — driven by an expiring lease on the firm's current space — left no float for RFIs or schedule slippage. The client required near-silent HVAC in all partner offices while preserving the raw aesthetic of the exposed structure above.
Our Approach
We completed a full MEP coordination model in the first three weeks, identifying eleven duct conflicts before groundbreaking. All HVAC in partner suites was rerouted to perimeter displacement ventilation — quieter, more efficient, and invisible. Millwork was fabricated off-site in seven prefabricated sections and installed over a single long weekend to avoid disrupting adjacent tenants.
The Outcome
We handed over keys 8 days ahead of the contracted date and $64,000 under budget. The boardroom's acoustic rating achieved STC 54 — the partner can conduct sensitive calls with clients in the adjacent conference room without concern.
