What we build

Services

From the first sketch to the final walkthrough, KEYSTONE manages every dimension of a construction project. We specialize in work that demands both design intelligence and construction rigor — the kind of project where the two disciplines must speak the same language.

Service 01

Custom Homes

From vacant lot to move-in day, KEYSTONE manages every phase of a custom home build. We work with your architect of record — or our own in-house design team on design-build projects — to ensure that what gets built is exactly what was designed, on time, and on budget. Our custom homes range from 2,400 sf hillside cabins to 10,000+ sf estate compounds.

Whole-Home Renovation

A whole-home renovation with KEYSTONE means one contract, one schedule, one point of accountability. We sequence structural, seismic, mechanical, and finish work so that no trade returns twice and the client moves back in once. Our pre-construction team develops a phasing plan that minimizes disruption — most clients can occupy a portion of the home throughout construction.

Design-Build

KEYSTONE's design-build model collapses the traditional gap between architect and contractor. Our in-house design director partners with clients from concept through construction documents, then hands the project to our field team with zero translation loss. Design decisions are made with real cost and schedule data from day one — no surprises at the end of schematic design.

Commercial Fit-Out

Commercial fit-out requires a different discipline than residential construction: active neighboring tenants, base-building coordination, certificate-of-occupancy deadlines, and clients who measure success in dollars-per-day of delay. KEYSTONE's commercial team has delivered 14,000+ sf offices, flagship retail stores, medical suites, and hospitality interiors — all on time, most early.

What's included
  • Tenant improvement permitting and base-building coordination
  • MEP design-assist and coordination modeling
  • Demising walls and structural alterations
  • Custom millwork and commercial casework
  • Commercial-grade flooring (terrazzo, hardwood, tile, carpet tile)
  • Acoustic systems and sound-rated assemblies

Additions & ADUs

Additions are among the most technically demanding projects in residential construction: every connection to the existing structure is an opportunity for a cold joint, a water intrusion point, or a visible seam. KEYSTONE's approach treats the original building as a design constraint to be honored, not an obstacle to be ignored. We've built horizontal additions, second-story additions, detached ADUs, and everything in between.

What's included
  • Structural analysis of existing conditions
  • Foundation design and micro-pile alternatives
  • Roof and wall tie-in details
  • Energy code Title 24 compliance for new scope
  • Matching existing materials (stucco, siding, roofing)
  • ADU permitting under SB 9 and local ordinances
  • Utility connections (gas, electric, water, sewer)
  • Occupied-home construction phasing
